Closing Costs in Colorado Springs: What You Actually Pay
Closing costs surprise a lot of people. Here's a clear breakdown of what buyers and sellers pay — and how to prepare for it.
Closing costs are one of the most misunderstood parts of a real estate transaction. Here's what they actually are, who pays what, and how to prepare.
What Are Closing Costs?
Closing costs are the fees and expenses paid at the end of a real estate transaction, on top of the purchase price. They typically range from 2-5% of the purchase price for buyers and 1-3% for sellers. On a $450,000 home, that's $9,000-$22,500 for buyers and $4,500-$13,500 for sellers.
Buyer Closing Costs
- Loan origination fee: What your lender charges to process the loan (0.5-1% of the loan amount)
- Appraisal fee: $400-$600 for the lender-ordered appraisal
- Title insurance and escrow fees: Protects you and the lender against title issues ($1,500-$3,000)
- Recording fees: County fees to record the deed ($50-$150)
- Prepaid items: Property taxes, homeowner's insurance, and prepaid interest (varies)
- HOA transfer fees: If applicable, typically $200-$500
Seller Closing Costs
- Agent commissions: Negotiated in the listing agreement
- Title insurance: Owner's title policy, typically paid by the seller in Colorado
- Escrow fees: Split between buyer and seller in most transactions
- Outstanding liens or judgments: Any unpaid taxes or HOA dues
- Repairs agreed upon in negotiation: Whatever was negotiated during inspection
How to Prepare
The best thing you can do is ask your lender for a Loan Estimate early in the process. This document breaks down your estimated closing costs in detail. Review it carefully and ask questions about anything you don't understand.
We'll also provide you with a net sheet before you list your home, so you know exactly what to expect from the sale proceeds.
"No one should be surprised by their closing costs. If your agent or lender isn't walking you through these numbers early and often, that's a problem. We don't let that happen."
