Out-of-State Seller's Guide

Selling as an
Out-of-State Owner.

If you own a Colorado Springs property but live somewhere else, you might assume selling means coming back here for weeks. It doesn't. Selling from a distance is common, and very doable, and it comes down to two things:a local team you trust, and a communication planthat actually works across time zones.

We're Jeff and Lane Morrell,a Colorado Springs real estate team with 24+ years in real estate, and 2,000+ homes sold, working with eXp Realty. We sell homes for owners who've moved away, inherited property from afar,or turned a former home into a rental, and intend to sell it without flying back. Whatever brought you here, this page is about how that works.

What's Different About Selling From a Distance

No Need to Be There

Owners sell from another state, another coast,or another country, all the time. The sale happens in Colorado Springs;you approve it from wherever you live.

Virtual Walkthroughs

Before we list,we walk the home with you on video, top to bottom,so you see it exactly the way a buyer will, and know what you're selling.

Local Eyes on the Ground

We handle showings, coordinate with trusted vendors for prep, and repairs, and watch over the property,so nothing slips between visits.

Remote Signing

Between remote online notarization, and power of attorney, you can sign your closing from your kitchen table,or your office,or anywhere else you happen to be.

Clear Communication Across Time Zones

We schedule calls around your day,not ours, and we report after every showing, and every step. You're never left wondering what's happening back in Colorado.

A Team That Handles the Details

Vacant property? Tenant in place? Repairs needed? We handle the logistics so the sale keeps moving, whether you're three states away,or three oceans away.

The People Who Do This Most

Military families on assignment, and families who've inherited a home, are two of our most common out-of-state sellers. We know how to keep someone informed, and comfortable, from a long way away.

Your Decision,Your Approval

We're on the ground, not in your seat. Every price, every repair, every offer, gets put in front of you with our honest read, and you make the call.

Our Process

How an Out-of-State Sale Works,Step by Step

01

Reach Out and Tell Us the Situation

A quick call, with the address, and we'll tell you where things stand:what the home is worth, what it needs, and what selling from a distance actually takes,in your case.

02

Walk the Home Together on Video

We do a live video walkthrough with you, before anything gets listed,so you see the current condition, and we agree on what to fix, what to clean, and what to leave alone.

03

Prep and Price,Decided Together

You approve the prep plan, and the price, based on recent sales, and current demand. Nothing moves forward without your signoff, and we explain every number.

04

List,Show,and Report After Every Showing

The listing goes live, showings get scheduled through our local team, and you get photos, and honest feedback, after every single one,on your schedule.

05

Inspect,Appraise,and Negotiate,Handled Locally

Once an offer is accepted,we coordinate the inspections, and appraisal locally, walk you through every finding, and negotiate with your goals in mind.

06

Close From Where You Are

You sign remotely, virtually in most cases, and the keys change hands in Colorado Springs while you stay exactly where you are. We make sure every document reaches you,and that nothing waits on your geography.

"You don't have to be in Colorado to sell well in Colorado. That's the whole point of how we work."

Handling the Closing From a Distance

The logistics of signing from afar sound complicated until someone walks you through them. They're not complicated;they're just specific, and getting them set up right, early,is exactly what experience is for.

Power of Attorney

Lets someone you trust stand in for you on specific decisions,or on signing final documents, when remote notarization isn't available. We make sure it's drafted to satisfy your title company, and lender.

Remote Online Notarization

A video call with a licensed notary: you confirm your identity, and sign digitally, from anywhere. It's legal in Colorado, and widely accepted, and we confirm your specific closing supports it.

Title Company Coordination

The title company drives the closing, and we keep them informed about your location, from day one,so their requirements are folded into the plan, not discovered at the table.

Reviewed Before You Sign

Every document is explained before it lands in front of you,and we're on the call with you as needed. You never sign anything you don't fully understand,no matter how far away you are.

FAQ

Out-of-State Selling Questions,Answered

Can I sell my house without being there?

Yes. It's routine, not remarkable. We've sold homes for owners living in other states, and overseas, military and civilians alike. Between video walkthroughs, trusted local vendors, and remote signing, you don't need to be in Colorado Springs to sell well. You need a team on the ground that keeps you fully informed, and that's exactly what we do.

Do I need power of attorney to sell a home out of state?

Often, yes, and it's one of the first things we set up. A power of attorney lets someone you trust stand in for you on specific decisions,or on signing closing documents where remote notarization isn't available. We'll walk you through exactly what to authorize, work with the title company on what they need, and make sure it's in order long before anything depends on it.

How do I sign papers remotely for selling my house?

It depends on where you are,and what your lender, and title company allow. Colorado permits remote online notarization,so in many cases you can sign your closing documents on a video call with a notary from anywhere in the world. When that's not available,we coordinate signing with a local notary, and overnight mailing of the documents. Either way,we walk you through every page before you sign,so you never sign anything you don't understand.

How do I see showings and offers if I live in another state?

You get a clear picture of both. We do live video walkthroughs of your home with you before we list, send photos, and floor plans of every showing, and pass along honest buyer feedback,so you understand how the market is reacting. Every offer comes to you with our read on it,and you make the decision, not us. We schedule calls around your time zone, not ours.

What is a remote online notary closing?

It's exactly what it sounds like: you appear on a video call with a licensed notary, confirm your identity, and sign your closing documents digitally from wherever you are. It's legal in Colorado, and widely accepted by title companies, and lenders. We make sure the documents reach you ahead of time, and that your identity verification, and signatures, meet what the closing needs,so your presence isn't required in person.

What if my Colorado Springs property is vacant or a rental?

That's common, and it changes the prep, not the approach. If it's vacant,we help you make it show well, and keep it secure,so it attracts buyers instead of sitting;if it's rented,we coordinate with your tenants around showings, and access, and explain how that affects timing, and pricing. Either way,you get a plan that makes sense for your situation.
