Colorado Springs This Week: Hill Climb Season, a Steady Market, and New Construction Worth Knowing About

The Pikes Peak Hill Climb is back, inventory is stable, and big new developments are shaping Colorado Springs. Here's what we're watching this week.

It's a big week in Colorado Springs. The Pikes Peak International Hill Climb is upon us, summer is in full swing, and the real estate market is settling into a rhythm that's worth understanding — whether you're buying, selling, or just keeping an eye on things from your porch.

Hill Climb Week Is Here

The 104th running of the Pikes Peak International Hill Climb takes place this Sunday, June 21st. Fan Fest downtown hits on June 19th, and if you haven't been, it's one of those events that reminds you why Colorado Springs is such a special place to live. The city comes alive — downtown restaurants and shops get busy, families line the streets, and there's a real community energy that's hard to manufacture.

It's also a good reminder of something we tell relocating clients: the lifestyle here is genuinely different. You're not just buying a house — you're buying access to a city that hosts world-class events, has three hundred days of sunshine, and sits at the foot of a fourteener. That matters when you're weighing whether Colorado Springs is the right fit.

Where the Market Stands Right Now

We're looking at roughly 3,665 homes on the market across Colorado Springs — about the same as this time last year. That stability is actually a good sign. It means we're not seeing a flood of inventory driving prices down, and we're not seeing the kind of scarcity that turns every listing into a bidding war.

The median listing price sits around $499,000, and well-priced homes in desirable neighborhoods are still moving at a healthy pace. If you're a buyer, you have more breathing room than you did two years ago. If you're a seller, pricing strategy matters more than ever — homes that hit the right number from day one are selling; homes that start high and sit are losing momentum.

"The market does what the market does. Our job is to give you the information you need to make the best decision for your situation — and then execute it well."

— Jeff Morrell

New Construction and Development

A few things we're paying attention to on the development front:

  • Coleman Community Park. The city's master plan for this park is moving forward, and it's a big deal for the neighborhoods it'll serve. Parks drive property values — we've seen it over and over in other parts of the Springs.
  • Venture on Venetucci. A 336-unit multifamily community is under construction, with delivery expected in early 2027. Projects like this add housing options in parts of town where demand has outpaced supply.
  • I-25 lane expansions. The ongoing corridor improvements between Colorado Springs and Monument are slow but steady. When they're done, the commute from Monument and Castle Rock will be meaningfully better — which could shift demand in those areas.

For buyers interested in new construction, builders in communities like Wolf Ranch, Cordera, and Sterling Ranch continue to offer incentives — rate buydowns and closing cost credits that resale sellers simply can't match. It's worth comparing new and resale options side by side before you decide.

What This Means for You

If you've been thinking about making a move, this is a market where having a clear plan matters more than timing the market perfectly. Whether it's understanding what your home is actually worth today, getting pre-approved so you're ready when the right property shows up, or figuring out how to time a sale and a purchase — that's the work we do every day.

And if you're just enjoying Hill Climb weekend from the comfort of your current place? Good. That's part of living here too.
