The median list price is $535,000, inventory is up, and price cuts are everywhere. Here is what the Altos Research data actually says about El Paso County right now, in plain English.

If you've been wondering what's happening in the El Paso County housing market right now, here's the honest answer: it's in a weird spot. Not hot, not cold — somewhere in between. And whether you're buying or selling, understanding where we are could save you a lot of money and stress.

Here's what the latest numbers tell us.

The Market at a Glance

The median list price in El Paso County right now is $535,000. New listings are coming in at a median of $485,000 — a signal that sellers are pricing more realistically than they were a few months ago. The price per square foot sits at $232.

On the inventory side, we're at 3,029 active listings. That's more than we've had in a while, which means buyers have more options — and more negotiating leverage — than they did during the peak frenzy years.

The Market Action Index — which measures whether it's a buyer's or seller's market — is at 35. That's down slightly from 36 last month, and it puts us in "slight seller's advantage" territory. We're still technically in the seller's zone, but barely. The market has been cooling gradually, and prices have been plateauing.

This is actually a pretty good time to be a buyer in El Paso County. Inventory is up, price reductions are everywhere, and you're not fighting five other offers on every house. You have time to make decisions, negotiate repairs, and actually think about whether a home is right for you.

The median rent is $2,295, so if you've been renting and wondering whether buying makes sense — run the numbers. In many cases, a mortgage payment on a $400,000 home with current rates is comparable to renting a similar property.

Median price: $475,000 · 2,149 sq ft · 4 bed/2.5 bath

The sweet spot for move-up buyers and families. 64 new, 71 absorbed. Also averaging 49 days. This segment is the most balanced.

Upper-Mid

Median price: $615,000 · 3,004 sq ft · 4 bed/3.5 bath

This segment is the slowest — 40 new, 46 absorbed, averaging 70 days on market. Buyers at this level are more selective and less urgency-driven.

Luxury

Median price: $982,000 · 4,020 sq ft · 5 bed/3.5 bath

The Bottom Line

El Paso County's market is in a transitional phase. We're not in the frenzy of 2021-2022, and we're not in a downturn either. We're in a balanced-ish market that slightly favors sellers — but only if you price smart.

For sellers: work with an agent who knows the current comps inside and out. Pricing strategy is everything right now.

For buyers: you have more power than you've had in years. Don't sit on the sidelines waiting for a crash that isn't coming — the data shows prices are plateauing, not falling.
