Townhomes and condos are moving slower, with 613 active, 29 new listings against just 20 new pendings, and about 6.7 months of inventory, so condo and townhome buyers hold the most leverage in the county right now.

Here’s what changed. Last week, buyers signed about 3 contracts for every 4 new listings. This week it was nearly 1 to 1, with 161 new pendings against 165 new listings. When demand keeps pace with new supply, the number of homes on the market starts to shrink, and that’s exactly what happened, with 80 fewer homes available than a week ago. Sellers also eased up on price cuts, from 407 last week to 360 this week. One number to watch is the pricing gap. Homes sold for 99.8% of their final list price but only 96.5% of their original price. On a $500,000 home, that gap is roughly $16,500, which is about what starting too high costs a seller.

Bottom line for buyers: You still have real choices and room to negotiate, especially on homes sitting past 60 days. But more buyers got off the sidelines this week, and the best-priced homes are the ones going first.

Bottom line for sellers: Buyers are active, but they're paying for value, not hope. Price it right from day one and you'll likely sell near full price in about 40 days. Price it high and you'll probably end up cutting anyway, after losing your strongest weeks on the market.
