Why Falcon and Peyton Are Becoming a New-Home Destination in El Paso County


Meridian Ranch keeps growing and a brand-new Fieldhouse is open. Here is what the Falcon and Peyton new-home boom means for buyers and sellers in eastern El Paso County.

If you have been shopping for a new home near Colorado Springs and wondering where the action is, look east. Falcon and Peyton, past the Powers corridor in eastern El Paso County, have become one of the region's busiest new-home areas, anchored by Meridian Ranch, a roughly 2,650-acre community with about 5,000 single-family homes planned.

What's Actually Being Built

Meridian Ranch is not one builder and one model. Six builders are active there, including Campbell Homes, Classic Homes, DRB Homes, Windsor Ridge, Brightland, and Hi-Point, so there is real variety in plans, finishes, and price. New homes generally run from the high $300,000s into the $700,000s, putting first-time buyers and move-up buyers in the same neighborhood.

The newest neighborhood, The Sanctuary, opened with 343 homesites beside Falcon Regional Park, and some lots face Pikes Peak. A few years ago, that combination of new construction and mountain views was a northwest-side story. Now it is on the east side.

The Amenity Story Is Real Out Here

Meridian Ranch opened its Fieldhouse in February 2026: a $15 million, 45,000-square-foot building with an indoor turf field, a walking track, and a workout area, joining the existing 42,000-square-foot recreation center. For families, that is the difference between a subdivision and a place where the weekend plan already exists.

Schools, Values, and Honest Market Context

Both communities sit in Falcon School District 49, which has been expanding as the east side grows. Values are calm and honest: Zillow put the typical Falcon home around $464,700 and Peyton around $541,600 in mid-2026, both down a couple of percent from a year earlier, while recent sales reports put Falcon's median near $535,000 and Peyton's near $560,000. Nothing dramatic, just the same stable market as the rest of the county.

What It Means If You're Buying

If new construction is on your list, the east side deserves a serious look now. Builders across the county are competing with rate buydowns and closing cost credits, and a slower market means you can compare communities without the pressure of a few years ago. Get pre-approved before you visit model homes, and ask what the advertised price includes, because base price and move-in price are rarely the same.

What It Means If You're Selling

If you already own in Falcon or Peyton, your resale home competes with brand-new product down the street, including builder incentives a private seller cannot match. The east side used to be the part of town people drove through to get somewhere else. That is changing, and it changes what buyers look at and how sellers price.
