We've been watching this shift closely. Here's what we're actually seeing — not what the national headlines say, but what's working on the ground in El Paso County right now.

This is the big one. In a market where buyers have options, an overpriced home doesn't just sit — it gets overlooked. Buyers scroll right past it. Agents show something else. By the time the seller drops the price, the listing already feels stale.
