Your PCS Move to Colorado Springs: A Complete Timeline

PCS orders in hand? Here's exactly what to do first, what to handle next, and how to avoid the mistakes that cost military families time and money.

PCS orders change everything. One day you're settled, the next you're packing up your life and figuring out where to land in a city you may have never visited. We've helped hundreds of military families navigate this exact situation — and we've learned what separates a smooth move from a stressful one.

12+ Weeks Before Your Report Date

This is when the smart moves happen — before the urgency kicks in.

  • Get pre-approved with a VA lender. Not just any lender — one who understands VA loans, the funding fee, and how to move quickly when you find the right home. We can connect you with trusted local lenders who specialize in military transactions.
  • Research neighborhoods. Colorado Springs has distinct communities, each with a different feel, commute time, and price range. Fort Carson families tend to land in Fountain, Widefield, or Security. Peterson SFB families lean toward the east side of town. Air Force Academy families look at Monument and Gleneagle.
  • Decide whether to buy or rent first. If you can, buy. The Colorado Springs rental market is tight and expensive — and buying gives you stability, equity, and a home that's yours.

8-12 Weeks Before Your Report Date

This is where we earn our keep.

  • Virtual tours if you can't be here in person. We'll walk through homes on video, pointing out things you'd notice if you were standing there — and things you wouldn't. We've done this hundreds of times and know what to look for on your behalf.
  • Narrow down neighborhoods and school zones. If you have kids, school assignments matter. We'll help you understand which neighborhoods feed into which schools.
  • Start making offers remotely if needed. We have systems for remote buying that keep you informed and in control without requiring you to fly in for every decision.

4-8 Weeks Before Your Report Date

The transaction is in motion.

  • Home inspection. We'll be there and walk you through the report in plain language — no scare tactics, just honest assessment.
  • VA appraisal. The VA appraisal has specific requirements that not every agent understands. We've navigated hundreds of VA appraisals and know what to expect.
  • Loan processing. Stay in touch with your lender, respond to document requests quickly, and don't make any major financial changes (no new cars, no new credit cards).

1-4 Weeks Before Your Report Date

Almost there.

  • Closing. We'll walk you through every document before you sign. You'll know what you're agreeing to and why.
  • Key handoff. We meet you at the house, walk you through the neighborhood, and make sure everything is ready. You're home.
  • Coordination with your move. If you're using a DITY move or professional movers, we'll make sure the timing works with your closing date.

The Bottom Line

"A PCS move is one of the most time-pressured transactions in real estate. The earlier you start, the more options you'll have. Don't wait until you're two weeks out and scrambling. We've got you."

The Mistakes We See

Here's what goes wrong when military families don't have the right guidance:

  • Waiting too long to get pre-approved and losing out on homes they loved
  • Signing a lease before exploring homeownership options
  • Not understanding the VA appraisal process and being blindsided
  • Choosing a home based on commute time alone and ignoring the neighborhood
  • Rushing into a decision because the deadline felt overwhelming

Every one of these is preventable with the right person in your corner.
