We get asked about new construction a lot — probably more than any other single topic. And it makes sense. Inventory across Colorado Springs has been climbing steadily, with active listings up significantly compared to last year. More homes on the market means more choices, and new builds are a big part of that. But not every community, and not every builder, is created equal. So here's where we'd point your attention this summer.

East and Northeast: Where the Action Is

The bulk of new residential construction in Colorado Springs continues to concentrate in the east and northeast sectors of the city. Master-planned communities like Banning Lewis Ranch, Wolf Ranch, Cordera, and The Farm are all actively building out new phases. These aren't cookie-cutter subdivisions — each has its own identity, amenities package, and price range, which is exactly why a side-by-side comparison matters before you commit.

Over in the northeast, Sterling Ridge is a newer development worth watching, with builders like Classic Homes, Vantage Homes, and American Legend Homes offering a range of options.
