New Construction Incentives in Colorado Springs: October 2026

Builders are competing aggressively for buyers this month: 5/1 ARM rates as low as 3.875%, fixed rates as low as 4.375%, up to $50,000 in Flex Funds, and price reductions of $25,000-$50,000+. Here's what's on the table across Colorado Springs and El Paso County right now.

If you're considering a new construction home in the Colorado Springs / El Paso County area, October is bringing some of the strongest builder incentives we've seen this year.

Builders are competing aggressively for buyers, particularly on homes that are already built or nearing completion. That means qualified buyers may have opportunities to get below-market mortgage rates, tens of thousands of dollars in Flex Cash, closing-cost assistance, upgrades and significant price reductions.

With new homes available across communities like Banning Lewis Ranch, Meridian Ranch, Wolf Ranch, Sterling Ranch, Flying Horse, Monument, Falcon/Peyton, Lorson Ranch and other areas throughout El Paso County, buyers have options and negotiating leverage that simply didn't exist a few years ago.

Here's a clear breakdown of what we're seeing right now.

Big Rate Discounts (Lower Your Monthly Payment)

This continues to be one of the biggest opportunities in new construction. Several builders are using their financing dollars to offer mortgage rates well below prevailing market rates on select homes.

5/1 ARM rates as low as 3.875% on select homes
Fixed mortgage rates as low as 4.375% on select homes
30-year fixed FHA financing as low as 4.99% on qualifying homes
Additional below-market FHA, VA and conventional financing programs
Temporary rate buydowns that can lower the buyer's payment during the first year or years of the loan
Builder-funded permanent rate buydowns on select inventory homes

Why this matters: The mortgage rate can have as much impact on affordability as the price of the home. A builder's financing incentive could potentially save a buyer hundreds of dollars per month compared with financing a similarly priced resale home at prevailing market rates. But always look beyond the headline rate. Ask whether the rate is fixed, adjustable or a temporary buydown, what the APR is, and what the payment becomes if the introductory period expires.

Flex Cash, Closing Costs & Buyer Incentives

This is where October gets particularly interesting. We're currently seeing:

Up to $50,000 in Flex Funds on select homes
Up to $50,000 in total savings on select inventory
$40,000 in Flex Cash on select quick move-in homes
$30,000-$35,000 incentives on select new and quick move-in homes
Up to $30,000 toward special-rate financing on select homes
Up to $10,000 toward closing costs with certain programs
Builder funds that may be used toward closing costs, mortgage-rate reductions or upgrades, depending on the program
Some programs even allow buyers to choose the incentives that matter most to them

Why this matters: $30,000 or $50,000 doesn't necessarily have to mean a price reduction. Depending on the builder and program, using that money strategically toward a permanent mortgage-rate buydown or closing costs could potentially be more valuable to a buyer than simply reducing the purchase price. That's why we look at the entire financial package, not just the advertised home price.

Price Reductions & Quick Move-In Deals

Builders still have a strong incentive to sell homes that are already completed or nearing completion. We're finding individual quick move-in homes with published price reductions of:

$25,000
$35,000
$50,000
And in some cases significantly more

We're also seeing homes where a substantial price reduction may be combined with some form of financing or closing-cost incentive, depending on the builder and specific property.

Why this matters: Builders don't like completed homes sitting empty. Every month that house sits costs the builder money. Ask which homes are completed, which have been sitting the longest and which the builder would particularly like to close before the end of the month or quarter. Those are often the homes where the numbers get interesting.

Upgrades, Design Credits & Other Incentives

Not every incentive comes in the form of a lower price or mortgage rate. Current programs may include:

Design Center credits
Flex Cash that can be applied toward premium upgrades
Appliance packages
Window blinds
Landscaping packages
Included or discounted options and finishes
Preferred-lender credits
Incentives on to-be-built homes as well as completed inventory

One current program even allows qualifying buyers to choose between benefits such as special financing, closing costs, upgrades or a price reduction, appliance packages/landscaping, and lease-related assistance.

Why this matters: These are expenses buyers often pay out-of-pocket after buying a home. Getting them included in the purchase can represent thousands of dollars in additional value.

Stuck in a Lease? There's Even an Incentive for That.

Here's one we don't see very often. One current builder program offers qualifying buyers up to $7,500 in lease-buyout assistance.

That could be particularly valuable for someone who wants to buy now but thinks: "I can't. My apartment lease doesn't end for another six months." Depending on the circumstances, that lease may not be as big an obstacle as you think.

Military, VA & Hometown Hero Programs

Colorado Springs buyers have some additional opportunities because several builders offer special programs for those who serve or have served their communities. Current programs include additional incentives for:

Active-duty military
Veterans and retired military
Police and law enforcement
Firefighters
Teachers and educators
Healthcare professionals
First responders
Other qualifying Hometown Heroes

Current incentives we've found include:

Up to $10,000 toward debt reduction for qualifying VA buyers with one current program
Additional closing-cost or upgrade assistance for qualifying Hometown Heroes
Design Center credits for qualifying heroes
Military appreciation incentives
VA financing programs with substantially reduced mortgage rates on select homes

Some programs may be available in addition to other builder incentives, while others cannot be combined.

Why this matters: If you're military, a veteran, teacher, healthcare professional, police officer, firefighter or first responder, tell us before you start shopping. There may be money available that isn't automatically included in the advertised price.

Why Quick Move-In Homes Are Worth Watching

If your goal is to find the strongest possible deal, pay particular attention to homes that are already built or nearing completion. That's where we're seeing some of the strongest combinations of:

Price reductions
Below-market mortgage rates
Closing-cost assistance
Flex Cash
Included upgrades
Builder-paid rate buydowns
Special financing
Buyer-specific incentives

And sometimes more than one type of incentive can be available on the same home. The key isn't simply finding the builder advertising the biggest number. It's finding the specific home where the combination of purchase price, mortgage rate, incentives, cash-to-close and monthly payment creates the best overall opportunity for YOU.

A Few Important Things to Know

Most of the strongest financing incentives require using the builder's preferred or affiliated lender. That doesn't automatically make the builder's lender the wrong choice. In fact, the builder may be contributing tens of thousands of dollars to create a financing package that an outside lender simply can't duplicate. But you should compare the complete loan offer, including the interest rate, APR, points, fees, closing costs and long-term payment.

Builder incentives also vary by builder, community, specific home, loan program, buyer qualifications, contract date and closing date. Some incentives cannot be combined. Some advertised mortgage rates are adjustable-rate mortgages or temporary buydowns rather than permanent fixed rates. And incentives can change quickly. That's why we verify the current offer on the specific home before a buyer makes a decision.

One More Thing Most Buyers Don't Realize

The salesperson sitting in the builder's model home represents the builder. Their job is to sell homes for the builder. Having your own real estate agent represent you typically doesn't increase the price of the home, and it gives you someone on your side who can help compare:

  • Builder vs. builder
  • Community vs. community
  • Price vs. incentives
  • Fixed rate vs. temporary buydown vs. ARM
  • Builder financing vs. outside financing
  • Quick move-in vs. building from the ground up

And most importantly, help determine which opportunity actually makes the most financial sense for you.
